Z-2025-06 — Single-family detached residential development consisting of a maximum of 94 homes with minimum 1,800 square feet heated floor area in Mableton, GA

David Pearson Communities is requesting to rezone 21.672 acres from R-20/OSC to RA-6 to develop up to 94 single-family detached homes at 4.55 units per acre, which is significantly higher than the existing 2-3 units per acre in surrounding neighborhoods. The proposal exceeds the Comprehensive Plan's Low Density Residential designation (1-2.5 units per acre) and raises concerns about infrastructure impacts, neighborhood character compatibility, and whether the rezoning is necessary for reasonable economic use of the property.
