The City initiated a rezoning request for approximately 92.19 acres from Light Industrial to Heavy Industrial to accommodate intense industrial uses including concrete and asphalt plants, materials recovery, and bulk material processing. Staff recommends denial because the proposal is incompatible with the Comprehensive Plan, would adversely affect adjacent residential and light industrial properties through increased noise, vibration, and air pollution, and would create excessive truck traffic on local streets not designed for heavy industrial use.
