The applicant proposes to rezone 29.2 acres from CUP to R-10M and amend the comprehensive land use plan from Professional Business Office to High Density Residential to construct 195 for-sale townhomes, resulting in a 113% decrease in AM peak hour trips and 105% decrease in PM peak hour trips compared to the previously approved office development. The proposal includes over 12 acres of open space, a public trail connection to Big Creek Greenway and Preston Ridge Park, and substantial setbacks and tree preservation along adjacent residential communities.
